Honest breakdown of the 15 beachfront compounds we work with. What makes each one different, who each villa suits best, and why we turned down dozens of others.

We work with 15 villas. We've said no to probably 50 others. Here's why.

What We Look For

1. Actually on the Beach

Not "5-minute walk to the beach." Not "beach view." Right on the beach. You walk out the door, across the compound garden, and you're on the sand in under a minute.

All 15 villas meet this requirement. It's non-negotiable. As our guests put it, "open the door, you see the beach right in front of you." People come to Da Nang for the beach. If they have to get in a car to reach it, that's not good enough.

2. Gated Compounds with Security

Every villa is part of a larger compound. There's a security gate, 24/7 guards, cameras. The compounds range from 5 villas to 30 villas, but they all have proper security infrastructure.

Why this matters: Groups can relax. Kids can run around. You can leave stuff by the pool. Corporate groups can hold confidential discussions without worrying. It just feels safe.

3. Good Bones

The villa has to actually work for groups. That means:

  • Enough bathrooms (ideally one per bedroom, minimum)
  • Real kitchen, not a kitchenette
  • Living/dining space that fits the whole group
  • Bedrooms that are actually private (not open-concept loft sleeping areas)
  • Air conditioning that works
  • Hot water, always
  • Fast Wi-Fi throughout

I've walked through villas that look amazing in photos but the layout makes no sense for groups. Or the Wi-Fi only works in one room. Or there are 8 bedrooms but 3 bathrooms. Pass.

4. Responsive Property Management

This is what kills most villas. The property looks great, location is perfect, but the management is slow to respond, doesn't speak English well, or just doesn't care that much.

We only work with property managers we've built relationships with over years. People who answer their phones at 11pm. People who care if the AC breaks. People who remember that guests are vegan or that it's someone's birthday.

If I message a property manager about an issue and don't hear back within 20 minutes, we stop working with them. Too risky.

The Compounds (and What Makes Each Different)

The Village: Social Vibe

This is where we put groups that want a bit of a scene. The compound has a beach bar with live music, a good restaurant, and a nice pool. There are usually other groups staying there, so if your people want to mingle or you don't mind a bit of background music at night, this works great.

Villas here sleep 10-24 people. The beach is excellent. Short walk to restaurants and bars outside the compound.

Best for: Friend groups, young corporate teams, people who want some energy.

Ocean Villas: Quiet and Big

Bigger villas (up to 16 bedrooms), more private, quieter compound. Less of a party vibe, more of a "we rented our own private resort" feeling. Pool is huge. Beach is pristine. Lots of space between villas.

Best for: Families, corporate retreats that need quiet for meetings, groups that want maximum privacy.

Seaside Compound: Middle Ground

Good balance of social and private. Nice on-site restaurant, well-maintained pool, friendly staff, but not loud. Villas sleep 8-20 people.

Beach access is perfect. Walk out, across the lawn, onto the sand. The compound is big enough that you feel like you have space, but small enough that it feels intimate.

Best for: Multi-generational families, mixed groups, anyone who wants "nice but not over the top."

Specific Villas Worth Mentioning

The 16-Bedroom Mansion

This is our biggest property. Sleeps 60 people comfortably. Two kitchens, multiple living areas, conference room setup option, massive pool, direct beach access.

We've hosted corporate leadership retreats, huge family reunions, and wedding parties here. It's impressive. Like you rented a small hotel, except it's just for your group.

$1,200-1,500/night depending on season. Split 50 ways, that's $24-30 per person per night. Incredible value.

The Honeymoon Villa

Okay, it's not actually called that, but it's our smallest property (4 bedrooms, sleeps 10) and it's ridiculously romantic. Private pool, ocean views from every room, beautifully designed, very quiet compound.

Groups of couples love this one. Also works for small family trips where everyone wants their own space but still wants to be together.

$300-450/night. For 10 people, that's $30-45/night per person.

The Golf Villa

5 minutes from two championship golf courses. We've had so many golf groups stay here that we started calling it the Golf Villa. Sleeps 20, great outdoor space, big dining table for post-golf dinners and stories.

If your group is coming primarily for golf, this is the one. We book tee times, arrange transport to the courses, and sort out club rentals if needed.

What We Said No To

Over the years, we've turned down a lot of properties. Examples:

  • The "beach view" villas: Not the same as beach access. If you have to cross a street or walk 10 minutes, it's not what we promise.
  • The beautiful-but-broken villa: Stunning design, but the Wi-Fi was terrible and the AC barely worked. Owner didn't want to invest in upgrades. Pass.
  • The party compound: Loud music until 3am every night. Fine for some people, nightmare for families. Too risky.
  • The new development: Construction happening next door for the next 18 months. Looked great on paper, but guests would've been miserable. We'll add it when construction is done.
  • The overpriced properties: Some owners want luxury resort prices for villa-level service. The value isn't there. We say no.

How We Match You

When you tell me about your group, I'm running through all 15 villas in my head. Questions I'm asking myself:

  • How important is quiet vs. social energy?
  • Do they need a lot of space or are they okay being cozy?
  • Any kids? (Some villas have shallow pools and ground-floor rooms.)
  • Corporate or leisure? (Corporate groups usually need more privacy.)
  • What's the budget range?
  • How close do they want to be to restaurants and bars?

Most of the time, there are 2-3 villas that would work. I'll tell you the pros and cons of each and let you pick. Sometimes there's one clear winner and I just tell you: "This is the one."

The Bottom Line

We're picky about the villas we work with because our reputation depends on it. Every group that stays has my phone number. If the villa doesn't deliver, they're calling me, not the property owner. So we only work with places we'd send our own families to.
